Hello, this is self-storage 'Mini Warehouse Darak'.


Today we met someone a little unusual. He is the manager of the Giheung Seocheon branch, currently working as a senior engineer at a manufacturing company. We went on-site to see why a salaried worker earning 100 million won a year decided to look for a side job, and how it is actually being operated.



You earn 100 million won a year, so why did you take on a side job?


For retirement preparation, I invested in income-generating real estate, but suffered losses due to vacancies. While looking for another investment opportunity, I learned about Darak, and chose it because it could be run alongside my full-time job.



The Giheung Seocheon branch manager told us that before choosing Darak, they did a lot of legwork.


They visited franchise expos, one-day shows, and startup investment fairs in person, but most of them were structures that required hands-on operation. For the Giheung Seocheon manager, whose commute ends around 8 or 9 p.m., it was not a realistically possible side job.


Do you really have nothing to do?


We arrived at the Mini Warehouse Darak branch with the Giheung Seocheon manager. All the partner manager did was open the door, take a look around, and leave.


"I have nothing to do at Darak. Since headquarters manages everything systematically, I don't feel any work-related burden."


According to the partner, they visit maybe once a month, if at all. Since Darak headquarters sends monthly settlement reports, there is no need to come to the site. Branch occupancy can be checked in real time through the app, but even that is only when curiosity strikes, they said.


In fact, throughout the interview, they kept repeating, "There is nothing to show."


How much profit does it make?


According to the Giheung Seocheon manager, current profits are around 3 million won per month, and for larger branches, they expect up to 10 million won per month.


As for investment costs, there is an initial facility investment, and profits vary depending on the branch size and occupancy rate. They said Darak’s advantage is that it has a different structure from other startup items because there is no burden such as labor costs, part-time worker management, or inventory operations.


"That convenience store in my neighborhood is operated by family members because of the labor cost burden. I’m satisfied because I can achieve a similar effect without having to worry about that."



Can office workers do it too?


Because it is a structure where you sign a lease and entrust management to headquarters, it is possible even without separately registering a business.


The Giheung Seocheon manager said that the company work and Darak work do not fall under moonlighting restrictions. However, they also noted that it can vary depending on personal circumstances, so prior confirmation is necessary.


What are the advantages and disadvantages of an unmanned storage facility?


The answer we got when asking about the pros and cons was impressive.


"The point is that I have nothing to do. That is both the advantage and the disadvantage."


It may not suit people who want to feel a sense of accomplishment by doing things themselves. On the other hand, for those who want additional income while keeping their main job, it is actually the perfect structure.


As we wrapped up the interview, the Giheung Seocheon manager said this:


"Just as I also thought a lot and chose this after looking into many places, I think it would be helpful for people who are considering it to look into it thoroughly and think it over some more."


An unmanned startup where there is no need to visit the branch after work or manage part-timers. The Giheung Seocheon manager says they still leave work on time every day and have dinner with their family.
