Hong Woo-tae, the representative of Darak
Hello. I’m Hong Woo-tae from ‘Mini Warehouse Darak.’ In the previous article, we discussed the role self-storage can play in premium apartment communities. As a new kind of space that replaces the function of traditional household storage, we confirmed that self-storage can serve as an important factor in enhancing not only resident satisfaction but also the overall premium image of the complex.
In this article, I would like to focus on silver residences, which are drawing attention as society moves firmly into an aging era, and explain how self-storage can become an essential living infrastructure for senior housing types. In particular, we will look at how self-storage can provide practical value to residents’ quality of life in premium senior residences.
Domestic senior residences evolving into premium facilities
According to Statistics Korea’s “2024 Population and Housing Census,” the share of the population aged 65 and older has reached 19.5%, and Korea appears likely to enter a super-aged society soon. In line with this change, not only the government but also the private sector is supplying senior housing for older adults. In particular, in the private sector, premium silver towns for active seniors with middle- and upper-class financial strength are expanding, led by major construction companies.
Unlike existing senior housing represented by nursing hospitals, these communities offer sophisticated design and differentiated community services, providing senior-only residential spaces with a premium concept where residents can enjoy an abundant and satisfying lifestyle beyond simply receiving care.

A representative example is ‘VL Le West,’ under development in the Magok district of Seoul. Introduced by Lotte Engineering & Construction as a premium senior residence brand, it is being built with 810 households across six basement levels and 15 above-ground floors, with move-ins scheduled for this October.

With hotel-level interior design as well as customized community facilities and services integrating medical care, fitness, dining, and cultural programs, it reflects the demand for a “dignified life in old age.” Despite the high cost—monthly living expenses including rent of 5 million won on a 149㎡ unit with a deposit in the 1.8 billion won range—most rental contracts were completed, showing its popularity.
Active senior generations with strong financial power
The reason premium silver residences began drawing attention lies in the strong financial power of today’s 50s and 60s generation, who will gradually enter old age in earnest within the next five years. They are the generation with the highest net assets in Korea, and they also have a large population size and a high proportion of single-person households.
Over the next 10 years, those born between 1965 and 1970, the so-called X generation, are expected to enter the silver market in earnest. Having grown up amid materialistic values and a society centered on competition, they are likely to show a strong interest in improving quality of life after retirement. As a result, Korea’s premium silver residence market is expected to expand further, and competition is likely to intensify.

Ultimately, what determines the competitiveness of premium silver residences is not physical residential space or basic facilities, which are difficult to differentiate, but community facilities and services. In fact, examples are already emerging that provide not only hotel-grade concierge and housekeeping services, but also health management and caregiving services through partnerships with nearby medical institutions, and even asset management services for residents.

Self-storage as premium infrastructure in senior residences
Premium senior residences provide specialized community facility infrastructure tailored to the lifestyles of older adults. In particular, various facilities that support regular exercise and cultural activities to maintain physical and mental health form the core, and these elements play an important role in helping high-income older adults maintain a satisfying life even if they pay a high price.

In senior residences, “external storage for item storage” is now becoming an essential infrastructure rather than an optional one. Older households frequently experience temporary or ongoing storage needs amid various life changes such as moving, children moving out, or living alone. In particular, as living spaces become smaller, the need for “extra space” to store non-daily items is naturally increasing.
For high-income seniors, many have lived for long periods in large-sized homes. When they move to a relatively smaller senior residence, space shortages caused by downsizing are unavoidable. They often have numerous items that are difficult to organize or dispose of easily, such as home appliances, furniture, family photos, and souvenirs accumulated over many years, and some even plan to pass these items on to their children.
In addition, as more seniors continue to enjoy hobby activities that require equipment, such as golf or fishing, demand is steadily growing for separate spaces where related gear can be safely stored. Reflecting these diverse needs, self-storage is attracting attention as a core infrastructure that complements senior housing environments.
The need for smart storage optimized for senior living environments
Residential facilities for older adults require far more sophisticated and thoughtful design and operation than ordinary housing environments. Because older adults may experience physical and cognitive changes depending on age, even small environmental changes can lead to major inconvenience or safety accidents.
Therefore, it is important not only to maintain a comfortable temperature and humidity, prevent slipping, and secure smooth movement paths, but also to provide thorough safety management and a convenient usage environment. In addition, considering that residents may have difficulty managing daily schedules or finding items, it is also an effective approach to provide support systems incorporating digital technology.
Recently, premium senior residences have been introducing various services incorporating advanced technology, taking into account older adults who are familiar with IT use. For example, smart monitoring systems that automatically control the temperature and humidity of living spaces or immediately notify managers or medical staff in the event of an emergency are representative. These functions go beyond simple facility provision and have become key elements that improve the quality of life for older residents and give peace of mind to their families.
Storage facilities in senior residences should also be designed and operated from the same perspective. Storage environments, including temperature and humidity, must be thoroughly managed so that valuable items can be stored safely, and rather than keys, locks, or password entry methods, it is appropriate to provide a convenient and intuitive user experience (UX) such as a mobile app, fingerprint recognition, or facial recognition.

A new premium senior storage that Darak will create
The Korea International Trade Association has projected that the Korean senior industry market will reach about 168 trillion won by 2030. It is natural to expect that the housing sector, which accounts for the largest share among food, clothing, and shelter, will grow the fastest by absorbing other industries.
As the senior market has come into the spotlight as a promising future industry, large corporations are also rushing to enter related businesses. Major construction companies, as well as the hotel and resort industries and the financial sector, are accelerating their entry into the senior residence market, and competition to differentiate facilities and services is expected to become even fiercer.

‘Darak’ is currently in discussions to manage the storage facility that will be introduced into a premium senior residence complex. If the discussions are finalized, it will be a meaningful case as the first professionally operated storage system in a domestic silver residence.
Based on the know-how and technology that Darak has accumulated over the years, we plan to provide facilities and services befitting premium infrastructure. Not only will we design storage facilities and circulation paths optimized for the physical characteristics and lifestyle patterns of older adults, but we will also pay special attention to maintaining a comfortable environment. In addition, we aim to make the lives of older adults more abundant and convenient by introducing various added services such as concierge services that assist with item transport and a community platform for used-item trading among residents.
