Mini Storage DaLock

Hello.

This is Mini Warehouse Darak, a self-storage brand.

Recently, Mini Warehouse Darak has surpassed a cumulative member count of 100,000, establishing itself as the undisputed mainstream platform!

Even when the CEO first started the business, many were skeptical, asking, "Who would pay money to use storage?" However, it has now become an essential living infrastructure that enhances residential value.

Today, through an interview with Hong Woo-tae, the CEO of Second Syndrome, which operates Mini Warehouse Darak, we introduce the background behind the rapid growth of the self-storage market and Darak's unique, differentiated technology.

1. Why Both Maximalists and Minimalists Seek Darak

People often think that only those who cannot throw things away would look for a shared storage, but analyzing actual customers reveals interesting results.

  • Maximalists: Those who are attached to their precious items or hobby goods and do not want to throw them away

  • Minimalists: Those who want to clear out their home space to make it look clean like a hotel, but don't want to permanently dispose of their belongings, so they want to temporarily store them in a safe place

Ultimately, both types share a common need for the "efficient utilization of residential space," and Mini Warehouse Darak perfectly addresses this by playing the role of 'external hard drive for residential space'.

2. Background Behind the Explosive Growth of the Self-Storage Market in South Korea

The global self-storage market size has already reached nearly 100 trillion KRW. Looking back at history, this industry grew significantly of the inflation during the 1970s US oil shock which caused housing costs to skyrocket. Currently, the South Korean market is experiencing a very similar trigger.

  1. Rise in housing costs (Transition from Jeonse to monthly rent): As the burden of monthly rent increases, it is much more beneficial to combine self-storage, which is relatively much cheaper (showing overwhelming economic efficiency in terms of cost per unit area), rather than increasing the living area.

  2. Surge in single-person households: The average residential area for a single-person household in South Korea is around 33 square meters (10 pyeong). To enjoy hobbies (camping, figure collecting, golf, etc.) in a limited space, external storage becomes a must.

3. Not Simple Rental Business! Darak's Core 'Proptech' Technology

What differentiates Mini Warehouse Darak the most from a simple gray container warehouse is its unmanned automation technology (Space Intelligence).

  • IoT Intelligent Space Control: Roughly 200 devices and sensors are installed in a single branch of about 330 square meters (100 pyeong) alone.

  • Constant Temp/Humidity Care: Even without human intervention, sensors monitor the climate in real-time to automatically maintain an environment optimized for storing items.

  • Security and Unmanned Tour: You can issue an access pass anytime, 365 days a year, 24 hours a day with just one app, visit the branch alone even at dawn, check the unit size with your eyes, and instantly pay to use it.

4. From Abandoned Semi-basements to Apartment Storage Lockers, Changing the Real Estate Paradigm

Darak goes beyond simple space rental, acting as a leader in urban regeneration and ESG management, recreating idle properties that have lost their utility into valuable spaces.

  • Utilization of Semi-basements and Idle State-Owned Land: In collaboration with LH (Korea Land and Housing Corporation), we converted flood-prone, hard-to-live-in semi-basement houses into Darak storage facilities, or transformed post office residences in Myeonmok-dong and closed bus terminals into convenience facilities for local residents.

  • Collaboration with GS E&C 'Xi': Traditional metal apartment storage spaces were vulnerable to fire or security breaches. Through an agreement with GS E&C, Darak is innovating residential value by introducing smart storage lockers controlled by mobile with temperature and humidity management starting from the design phase.

5. Beyond the Domestic Market to the Global Stage, Leaping Toward a 1 Trillion KRW Market

Mini Warehouse Darak's eyes are already set on the global market. Although the growth rate of the domestic market is remarkable, Darak's proprietary 'Space Intelligence' (unmanned automation technology) has an unrivaled competitiveness even in the global market worth 100 trillion KRW.

In nearby Japan, the self-storage market size reaches about 2 trillion KRW (over 15,000 facilities). Considering the population size, the South Korean market is also projected to grow rapidly to at least 1 trillion KRW in size representing more than 7,000 to 8,000 facilities.
